Our reputation is built upon repeat business and referrals. Our clients know they are our number one priority. We are not about selling you a home simply to collect a commission. Helping you find the right home is what matters to us.

Buyer Assessment

Together we will determine where you want to live and then decide which neighbourhood and style of home will best work for your situation. Clarifying and understanding your needs and wants is integral to our services. Prioritizing and refining this list will help us focus on properties that are most suitable for you.

When you are involved in buying real estate you will sometimes have to make significant decisions very quickly. Having reviewed ahead of time what is most important to you will be a big advantage should you be faced with such a situation.

On-Line Real Estate Listings Search

We will set up an on-line search that will target listings that meet your criteria as determined from our buyer assessment. You will receive updates on new listings as soon as they are active on the MLS system. This allows you the opportunity to review active listings and identify the ones that are of most interest to you.

See what’s out there

On-line tools such as the MLS system are valuable means to use when searching for a new home. But it takes more than a few search parameters and the click of a button to find suitable listings. On-line search results will provide listings that meet your objective criteria - number of rooms, price, and so forth. More subjective information, such as the desirability of the neighbourhood, require an in-depth knowledge of the area - something that we bring to the table. When we visit properties with you we ensure that you know all you need to know about the home and the neighbourhood.

In addition to finding homes on-line, we go on REALTOR®, tours, talk to area REALTORS® about upcoming listings, and even walk the neighbourhood searching out suitable homes for our buyers. 

Once a targeted list of prospective homes has been determined, we will  visit them together and evaluate their strengths and weaknesses against your needs and wants. We can then prioritize each home based on the degree to which it meets your requirements. This is valuable information when it comes time to put in an offer as you will know not only which home you want but how much you want it. Knowing the specifics of each home and how important they are to you, helps you determine your negotiating strategy.

Make an offer based upon a comparative market analysis

Often homes are not listed at a price that may not reflect market value. Once you find a home you love, we will provide you with information on comparable sales and help you determine the home's relative market value. Using this information, we are now well-prepared to put together an offer. We will discuss the appropriate negotiation strategy based upon your situation, the market, and any knowledge we may have about the seller. 

Conduct your due diligence

Upon receiving an accepted offer, we will ensure you have the opportunity to do your due diligence so that you feel confident moving forward on your purchase (see more under "From Offer to Completion" under Buyer Pages.) This will involve reviewing together the title and property disclosure statements, and having a building inspection completed on the property. We will ensure that concerns identified will be thoroughly investigated and resolved to your satisfaction before you commit to buying the property.

If we uncover information that indicates this is not the property you should purchase, we will help you withdraw from the proceedings and continue your search. You will never feel pressured to go through on a purchase when working with us as your REALTORS®.

Close the deal and move in

Upon removing subjects on your accepted offer, there are number of legal, financial and logistical activities that  need to be properly arranged in order to make the transition to your new home as stress-free and orderly as possible. We will ensure all of the necessary steps are completed so that when it comes time to pick up your keys, all you need to do is move in!
